O'Connell Hospitality Group Sells Doubletree Hotel Burlington, VT $17,500,000

BOSTON, Nov. 1 /PRNewswire/ -- Jim O'Connell and Tom Foley of O'Connell
Hospitality Group, LLC represented Lodging North, Inc., the owners of the
Doubletree Hotel, Burlington, VT and introduced the Buyers, Rich-Burlington
Hotel, LLC, an affiliate of Richfield Hospitality, to the project.
The project includes the 163 rooms including thirty-two suites, 9,000
square feet of conference space and the 125 seat "Trader Dukes" restaurant.
The property is situated off Interstate 89, walking distance from
University of Vermont, Fletcher Allen Medical Center and minutes from
Burlington International Airport as well as IBM's training center. Although
the hotel was converted to Hilton's Doubletree brand in 2005, the hotel
will undergo a significant product improvement plan.

"We first represented Lodging North when the 350 room Sheraton
Burlington was sold to Felcor. This is the second hotel we've sold for the
owners and the third hotel we've sold to a Richfield affiliate. Despite the
relative size of the Burlington market, Richfield understands that the
university, medical center and the airport give them a very strong base of
non-cyclical rooms business and with their operating expertise, they will
be able to maximize profits through better management," said Jim O'Connell,
Principal of OHG.
